High rates are here, but one part of the Primary market is still bidding up

Freddie Mac reported the 30-year fixed-rate mortgage averaged 7.32% as of October 22, 2026. That is real payment pressure. But in ZIP 02460 (Newtonville), the Real Estate Data Aggregator counted 57.6% of homes selling above list price in the three months ending August 31, 2026. Rates and demand are both real at the same time.

Here is what that rate means for buyers: Realtor.com put the average mortgage rate at 7.40% on October 22, 2026. Monthly payments on a $1.5 million home are not small. Buyers in this market are feeling that. Every dollar of price matters more now than it did two years ago.

Here is what the demand numbers mean for homeowners: Newtonville is not acting like a slow market. The Real Estate Data Aggregator found that 65.2% of homes there went under contract within two weeks of listing, for the three months ending August 31, 2026. That share is up 36.6 points from the same months in 2025. Buyers are still moving fast when the home and price are right.

The Real Estate Data Aggregator counted 33 homes sold in Newtonville in those three months. That is down 10.8% from a year before. Fewer homes sold, but the ones that did sold fast and over asking. Less supply, not less demand, is the story here.

Not every ZIP looks the same

The Primary market has four ZIP codes, and they are telling different stories right now. That matters if you are pricing a home or making an offer.

Newton Highlands (02461) also averaged 102.5% of list price, per the Real Estate Data Aggregator. Days on market there came in at 19, which is 9 days shorter than a year before. That ZIP is moving quickly too, even as its median sale price, $1,412,500, was down 30.2% from a year ago. Fewer high-end sales in the mix can pull that number down without meaning prices fell on individual homes.

Newton Center (02459) and Newton (02458) are a different picture. The Real Estate Data Aggregator put Newton Center's median days on market at 26, up 7 days from a year before. In Newton (02458), it was 34 days, up 11 days. Only 30% of Newton homes sold above list. More time, less competition.

More homes for sale is good news for buyers. The Real Estate Data Aggregator shows inventory across the Primary market up 29.1% from a year before. But pending sales fell 14.5%. Some buyers are pausing. That is consistent with what Freddie Mac is reporting on rates.

The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026. Prices nationally were up 1.3% from a year before. The Primary market's price gains, especially in Newtonville at up 11.4%, are running well ahead of that national pace.

What this means if you own a home here

If your home is in Newtonville, the Real Estate Data Aggregator data says demand is strong. Homes there sold in a median of 15 days. More than half went for more than asking. Pricing it right still matters, but you have the wind at your back.

If your home is in Newton (02458) or Newton Center, the picture is more measured. Homes are taking longer. Not every home is getting a bidding war. One client told me, 'We had to be patient and really think about our number.' That patience is what the data supports in those ZIPs right now.

What this means if you are buying here

Freddie Mac's 7.32% rate is the starting point for most buyers right now. That is not a small number. But Realtor.com reported that nationally, pending home sales were down 11.3% year over year in September 2026. Fewer competing buyers can mean more room to work with in some ZIPs. Newton and Newton Center are showing that. Newtonville is not.

Another client said it plainly: 'We lost two homes in Newtonville before we adjusted our strategy.' Knowing which ZIP you are in, and what the real pace is there, changes how you write an offer.

In short
  1. Freddie Mac says rates are at 7.32%.
  2. The Real Estate Data Aggregator shows Newtonville homes selling in 15 days with 57.6% going above list.
  3. Those two facts are both true at the same time.
  4. Where you are in the Primary market changes which one matters more for your next move.

One street can read very differently from the whole ZIP code. The numbers above cover broad areas. What is happening on your block, or for your price range, may be a different story entirely. That is worth a real conversation about your specific situation.
