More homes are for sale, but supply is still tight in the Primary market

Real estate, Primary market

Here is the one fact that changes what you should know right now. The Real Estate Data Aggregator counted 111 homes for sale across the Primary market in the three months ending August 31, 2026. That is up 29.1% from a year before. More competition is showing up for sellers. For buyers, there is a little more to look at, but supply is still tight.

The Real Estate Data Aggregator counted 179 homes sold across the Primary market in those same three months. That means more homes sold than new listings came in. Supply is growing slowly, but demand is still eating through it. The National Association of Realtors reported that national inventory rose to 1.60 million homes in September 2026. Newton's pattern matches that national direction, just at a much tighter level.

What this means for homeowners

More homes are coming to market. The Real Estate Data Aggregator shows new listings fell 3% across the Primary market compared with a year before. But inventory still rose 29.1%. That means some homes are sitting longer before they sell. One client told me: 'I assumed it would go fast, like last year.' That is still true in some spots, but not everywhere. Price carefully and you are still in a strong position.

Freddie Mac put the average 30-year fixed mortgage rate at 7.24% as of October 29, 2026. That affects how many buyers can stretch to your price. Fewer buyers at the top of their budget means pricing your home right matters more than it did a year ago.

What this means for buyers

You have a few more choices than a year ago. But 111 homes for sale against 179 sold is still a tight market. Realtor.com reported that active U.S. inventory was up 8.0% year over year. Newton is moving in the same direction, but from a much lower base. Do not expect a flood of options. Team up with someone who knows each street, because the ZIP code averages can hide big differences block by block.

Newtonville (02460) moved fast. The Real Estate Data Aggregator counted a median of 15 days on market, 8 days shorter than a year before. Homes sold at 102.2% of list price on average, up 2.9 points. More than half, 57.6%, sold above list price.

Newton (02458) took a little longer. The Real Estate Data Aggregator shows median days on market at 34 days, 11 days longer than a year before. Homes for sale actually fell 16.1% there, even as the broader market added inventory. Not every ZIP moved the same way.

Newton Center (02459) had the most activity. The Real Estate Data Aggregator counted 72 homes sold, up 12.5%, and 45 homes for sale, up 73.1%. The median sale price was $2,020,000, up 2.3%. Buyers have more to look at here than anywhere else in the Primary market.

Newton Highlands (02461) showed a sharp drop in median price, down 30.2% to $1,412,500. The Real Estate Data Aggregator also counted 41.7% more homes sold there. That price drop likely reflects a shift in the mix of homes that sold, not a collapse in values. Homes still sold at 102.5% of list price on average.

The rate picture

Freddie Mac put the 30-year fixed rate at 7.24% and the 15-year fixed rate at 6.60% as of October 29, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers down. That is part of why pending sales across the Primary market fell 14.5% from a year before, according to the Real Estate Data Aggregator.

In short
  1. Inventory is up 29.1% across the Primary market, but only 111 homes are for sale against 179 sold.
  2. Supply is still tight.
  3. Newtonville and Newton Highlands are moving fast.
  4. Newton Center has the most choices.
  5. Rates above 7% are a real factor for buyers right now.

One street can read very differently from the whole ZIP code. The averages above cover a lot of ground. Your block, your price range and your home's condition all shape the real picture for you.
