What the national picture adds

The National Association of Realtors reported 4.9 months of supply nationally, the highest in over ten years. Existing-home sales fell 2.0% month over month in August 2026, though they are up 1.6% year to date. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026, and the 15-year at 6.60%. Realtor.com noted rates crossed 7% in late September for the first time since January 2025, and that active listings nationally are up 6.3% from a year ago.

Months of supply: ZIP 02461 vs. U.S.
ZIP 02461 (Real Estate Data Aggregator)
U.S. (National Association of Realtors)
ZIP 02461 has less than a third of the national supply. More choices nationally does not mean more choices here.

What this means for buyers here: even with more supply nationally, local inventory is thin. Rates at 7.28% (Freddie Mac) add to the cost of waiting. In ZIP 02461, homes that are priced well are not waiting around.

What this means for sellers here: the national headlines about rising supply do not fully apply. In ZIP 02461, 53.1% of homes went under contract within two weeks, per the Real Estate Data Aggregator. Pricing still matters, though. ZIP 02461's median sale price fell 19.4% from a year ago. Not every home sold fast, and not every home sold at the same price.

In short

  3. ZIP 02461 has 1.3. Across the Primary market, 193 homes sold in the three months ending July 31, 2026, up 8.4% from 2025. Speed and competition vary a lot by ZIP code, and even street by street within each one.
